During the inspection, the inspector works through the home from top to bottom, evaluating both structure and systems. While every inspector has their own process, most reports will cover the same core areas.

This is where a lot of buyers are surprised.
A standard home inspection doesn’t typically include deeper or specialized testing. That means certain issues—especially ones you can’t see—may not show up in the main report.

- Mold or air quality testing
- Detailed roof certifications
- Advanced HVAC diagnostics
